Do I actually own my bay?
Yes. Each bay is deeded real estate you purchase and hold title to — deeded, titled, yours. You can use it, lease it out, or sell it.
What does the owners’ association fee cover?
The monthly fee (amount being finalized) covers Starlink wi-fi, clubhouse operation, gate and access systems, common-area insurance and maintenance, site lighting, dumpster service, and the RV dump station.
Can I lease my bay to someone else?
Yes — your bay is yours to lease within community guidelines. Many owners treat their bay as a simple income property.
Can I rent a bay instead of buying?
Yes, on a limited basis. A small number of bays are available to rent on a 12-month term — 15′ bays from $525/mo and 20×50 bays from $1,000/mo. If you decide to buy within 12 months, 50% of the rent you’ve paid is credited toward your purchase. See limited rentals →
Can I customize the inside?
Yes, within community guidelines. Popular upgrades include climate control, epoxy floors, mezzanines, car lifts, 50-amp RV power, and Level-2 EV charging — professionally installed, at purchase or later.
When can I move in at Cookeville?
